Repayments of interest

Wattlehurst Developments Ltd is led by Arvind Davra who has 24+ years of experience in construction, development management, and property development. Wattlehurst farm will be a development of five homes, three converted from existing buildings and two new builds.

How investing in the Wattlehurst P2P investment works

The investment offers 12% p.a. fixed interest for a one-year term, with interest and the capital invested repaid at the end of the term. The investment will be used as mezzanine finance for a small development at Wattlehurst Farm in Surrey. Five properties will be built (one is near completion already) consisting of two 2 bedroom houses, two 3 to 4 bedroom houses, and a one-bedroom house.

 

Giving you better security on your investment

The investment offers investors multiple layers of security. First, the loans will be secured by way of a second ranking legal charge over the land and property in favour of the Security Trustee on behalf of lenders. The charge will be registered with the land registry. Second, the loan will be secured over the assets, property, and undertakings of the Borrow via a second ranking debenture. The investment will also benefit from a guarantee from the developer. Lastly the principle amount of the aggregate of all the loans including that advanced by the senior lender will not exceed 70% of the Gross Development Value and 90% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you will receive back this plus £120 interest at the end of the 12 month loan term. The development will consist of five properties one of which is near completion already. It consists of two 2 bedroom new-build semi-detached bungalows, and two 3 to 4 bedroom houses created out of an existing barn. A one bedroom house which is nearly finished will also be offered, converted from an old cart shed.
