Esdem Developments Ltd would like to borrow a total of £130,000 via a PDL loan to refinance the conversion and extension of a office building into five flats in Peacehaven, Sussex. The Loan is classed as a PDL Exit product because the funding will be used for the last few months of the project whilst the final touches are made to the building and the apartments are sold.
How investing in the Caxton House P2P investment works
The investment offers 15% p.a. over a 12 month term with interest paid at the end of the term. The funding will be mezzanine funding to top up senior lending from Hope Capital. It represents a LTGDV of 85.34%.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, is not greater than 86% of the Gross Development Value of the property development.
So how much interest will I receive?
It’s simple – if you invest £1000 (for example) you receive £150 interest and capital at the end of the 12 month loan term. More about the development
The development involves the conversion and extension of a office building into five flats in Peacehaven, Sussex. The conversion involves adding an extra floor as well as single and two-storey extensions. Work is largely complete. Work to connect the utilities was delayed, so the refinance will allow more time for this to be done, for the landscaping around the building to be completed. The flooring, kitchens, and bathrooms are all fitted, but there are some small finishing touches still to be made and for the flats to be sold.
