East Lothian Loans, an ISA eligible, P2P investment, offering 15% p.a. interest

Harrison Hunt is a medium-sized housebuilder and it is raising £690,000 via a PDL to part fund the first phase of development in Dunbar, East Lothian, Scotland. This project will construct the first nine houses, eight of which will be sold and another which will be retained as a show home for the rest of the development. The site is at James Kirk Way in Dunbar, East Lothian and the houses will be a mix of three and four bedroom detached and semi-detached eco-friendly houses. 

How investing in the East Lothian P2P investment works

The investment offers 15% p.a. fixed interest for a 13 month term, with interest and the principal invested repaid at the end of the term. The investment will be used as mezzanine finance for the development of nine new houses on a plot of land at James Kirk Way in Dunbar, East Lothian, Scotland.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking floating charge over the assets, property, and undertaking of the Borrower.

Second, a second ranking standard security over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 76% of the Gross Development Value and 90% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £162.50 interest at the end of the 13 month loan term.
