USE Architecture Ltd is developing Mentmore Terrace, a small development in Hackney, London comprising of two flats and two commercial (office) spaces. USE Architecture is owned and run by Johannes (Jo) Hagan, an award-winning architect who boasts an extensive portfolio of property developments around London since the early 1990s, many of which focused on the regeneration of local neighbourhoods.

How investing in the Mentmore Terrace P2P investment works

The investment offers 10% p.a. fixed interest for a six-month term, with interest and the principal invested repaid at the end of the term. The investment will be used as a mezzanine development exit loan to complete and sell two flats and two commercial (office) spaces in Hackney, London. The development is almost complete with two units sold subject to contract.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower. Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s). Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 82% of the Gross Development Value and 90% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £50 interest at the end of the 6 month loan term. Interest is paid directly into your account on the Crowdstacker P2P platform or your bank account.
