Kent Housing Developments Limited is developing a site behind 126 Mongeham Road in Great Mongeham near Deal in Kent. Thirty-five new homes will be built including twenty-five privately owned houses and ten affordable houses. Inderjit Athwal and Ronald Moss are the two directors of the business and, along with their core team, they have a huge amount of property development experience undertaking redevelopment opportunities up and down the UK.

How investing in the Mongeham Road P2P investment works

The investment offers 12% p.a. fixed interest for a two-year term, with interest and the principal invested repaid at the end of the term. The investment will be used as mezzanine finance for the development of thirty-five new houses on land behind 126 Mongeham Road, Great Mongeham, Kent. All will have private gardens and parking.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower. Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s). Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 75% of the Gross Development Value and 90% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £240 interest at the end of the 24 month loan term.
