Cavanagh Builders Ltd would like to borrow £165,000 via a PDL loan to complete a development of eight apartments built over three floors near Maghull, Sefton in Merseyside.

How investing in the Maghull P2P investment works

The investment offers 13% p.a. fixed interest for a 20 month term, with interest and the principal invested repaid at the end of the term. The whole development comprises of eight apartments arranged over 3 storeys of accommodation, from ground to second floor level. Apartments will be 2 bedrooms with four of the units being duplexes over first and second floor levels.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 71% of the Gross Development Value and 76% of the Loan to Cost of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £216.67 interest at the end of the 20 month loan term.
