PHDFC SPV1 Limited would like to borrow a total of £350,000 via a PDL loan to refinance the development of two semi-detached houses and a block of seven apartments in Purley, near Croydon. The Loan is classed as a PDL Exit product because the funding will be used for the final phase of the project whilst the development is completed and the properties are sold.

How investing in the Hartley Old Road P2P investment works

The investment offers 16% p.a. over a 12 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Acre Lane Capital. It represents a LTGDV of 77.48%.

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, is not greater than 78% of the Gross Development Value of the property development.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive £13.33 interest monthly and capital at the end of the 12 month loan term. Interest is paid directly into your account on the Crowdstacker P2P platform or your bank account. The c.0.38 acre site forms part of a popular and improved residential area to the south of Croydon known as Purley. It is to the north east of Coulsdon. To the west is Brighton Road/A23 and it is within a short walking distance of Reedham’s mainline railway station. The development is the construction of two semi-detached houses and a block of seven apartments. Work is already underway to construct the two houses and they are largely at the second fix stage. The block of flats will be situated to the rear of the site and are broadly in shell form at the moment with the basics of the ground and lower ground floors.
