Repayments of interest

21A Green Lane Ltd would like to borrow £112,250 to refinance a completed development of eight flats in Purley, south London, whilst the properties are marketed for sale.

How investing in the Green Lane P2P investment works

Green Lane PDL is classed as a bridge loan because the terms are calculated against a LTGDV based on the current value of the property. Construction of the development is complete and no further work remains to be carried out. It has an LTGDV of 80%. It offers 16% p.a. interest for a 6 month term with interest paid monthly and the principal repaid at the end of the term.

 

Giving you better security on your investment

The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.

Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).

Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 80% of the Gross Development Value.

 

So how much interest will I receive?

It’s simple – if you invest £1000 (for example) you receive back this capital plus £13.33 interest paid monthly over the 6 month loan term. The site is in Purley, near Croydon in south London, on Green Lane. It comprises a new build, detached three-storey property which is split into eight flats. It is purpose built. The flats are a mix of two and three bedrooms with one en-suite to at least one of the bedrooms in each, and a separate bathroom. Flat 3 has already been sold, and flat 7 has been sold subject to contract.
