Impington Development Limited would like to borrow £500,000 via a PDL Develop to purchase land in Impington, Cambridgeshire, and then construct a new block of 38 apartments. There is a minimum raise of £256,400 and once this target is achieved the first tranche of the loan will commence. The Loan is classed as a PDL Develop product because the funding will be used to part finance the project through the construction phase of the project.
How investing in the Cambridge Road P2P investment works
The investment offers 17% p.a. over a 21 month term with interest paid monthly. The funding will be mezzanine funding to top up senior lending from Lendnet Property. It represents a LTGDV of 68.48%.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, is not greater than 70% of the Gross Development Value of the property development.
So how much interest will I receive?
It’s simple – if you invest £1000 (for example) you receive £14.17 interest monthly over the 21 month loan term and capital repaid at the end. The site formerly housed the Bishops Hardware Store, but has been cleared and levelled for redevelopment. The area is very well situated for anyone who works in Cambridge or the surrounding business parks, being just 2.8 miles north-west of the city. The development is for 38 apartments, the new building will be of modern design, and low-rise with four floors (including the ground floor). There will be some underground parking provided.
