LW&P (Putney) Limited would like to borrow £113,000 via a PDL loan to convert an existing old commercial property on Brandlehow Rd in Putney.
How investing in the Brandlehow Road P2P investment works
Brandlehow Road Plus has a gross LTGDV of 81.91%. It offers 20% p.a. fixed interest for a 12 month term with the interest and principle invested repaid at the end of the term. This PDL has been structured in two loan stacks. Brandlehow Road Plus Loans is stack B which offers the developer additional lending between 75% and up to 82% gross LTDGV. There is also a stack A ‘Brandlehow Road Loans’ which provides funding for the developer up to 75% gross LGTDV. It offers 15% over 12 months and you can find out more about this loan here.
All the funds will be used to construct two houses, one three-bedroom house and one two-bedroom house on the site in SW London.
Giving you better security on your investment
The investment benefits from multiple layers of security. First, a second ranking debenture over the assets, property, and undertaking of the Borrower.
Second, a second ranking legal charge over the Property of the Borrower. Third, there will be a personal guarantee provided by the Guarantor(s).
Finally, the principal amount of the aggregate of all Loans and the loan advanced by the Senior Lender used to fund the development, shall not be greater than 82% of the Gross Development Value and 95% of the Loan to Cost of the property development.

It’s simple – if you invest £1000 (for example) you receive back this capital plus £200 interest at the end of the 12 month loan term. More about the development
Its location on Brandlehow Road is close to the junction with Putney Bridge Road, one of the main thoroughfares running through this part of London. It is just a short walk from Wandsworth Park and the River Thames. The building to be converted was previously used as a commercial workshop and consists of a ground floor space, part first floor space, and garden area to the rear. Planning permission (Wandsworth Borough Council ref: 2021/0925) has been secured for change of use to residential property and to turn it into two, two-storey houses.
